I had booking with ETA 12 h, but arrived at 14:30. There's no visible sign to locate it, but only a name on the bell button of the intercom.
They first complained that I was late, than was inquired why have I booked a double room, when I arrive as a single person... Then the girl in the flat (which appeared to be the B&B) called someone else and I was moved to another hotel called Oxford "at the same price" with own bathroom. Oh yes, and what did I book for Gaya???
The place they moved me was further away from the city center, 4 blocks away from the train station.

Nice and friendly place to stay in the historical center of Rome, wery close to the Termini station, Colosseo an other landscapes.

We found this B&B on an another site but for unknown reasons we were unable to book it. On this site it was not so clear about having a private bathroom but we supposed we will have it. It was not the case.

About the B&B: as it is the case for many B&B's in Rome it is a former apartment on an old building redesigned and refurbished to provide a large number of small rooms. We stayed for 4 nights at the 2nd floor apartment in a small 2 persons room and moved on the last night on the 3rd floor apartment in a larger room but still only us.

Both rooms had TV and for the 2nd floor we received towels. I believe it was a mistake the lack of towels on the 3rd floor.

The breakfast is server at the 3rd floor so we recommend booking some 2nd floor room not to be disturbed in the morning. The breakfast was poor in choices but self-service so not limited in quantity.

Even if the cleaning was done daily the quality was poor.

The location is the best asset for this B&B. It is in walking distance both from the Termini Station but also from the Colosseum. As for a large part of this category lodging choices in Rome it is really close to the Termini Station (which is not a very good place to be mostly in the evening). But still, is far enough to give you a feeling of safety. Also is located in a large square which was calm at any hour. Another plus is that you have really close a tourist information center, some bus stations and a supermarket (all in the same square).

Conclusion: good value for money (at least regarding the lodging prices in Rome) and a good location (close to Termini Station - so you can walk from when arriving, but not too close to be in the "danger zone").
