We stayed 4 nights in Sept 08. We booked over the internet and paid Eu70 per night in advance on arrival, as requested. We asked if it was noisy and were told no, and also were told that breakfast was included. The room was hot, no air/con so we had to open the window. This made the noise unbearable (like staying on a race track), and let in mosquitos. The bed was average, but pillows were bags of lumps in stained covers. Beds were made daily and towels replaced, but the room was not very clean and we nearly stepped on maggots on the floor. The ensuite basin and bidet had no working plug, in fact all bathroom fittings were worn out, eg showerscreen. When the toilet was flushed, the cistern refilling sounded like a train roaring through the room. On day 3 were were asked to pay for breakfast, (croissant and a coffee) and when we said we had not be asked this before, we were told we had to pay from that day. The internet is Eu5.20 ph, the most expensive we found in Italy. There were minimal and tiny kitchen facilities but to use the hotplate was Eu1 per time. We were told we could eat our own food 'in the hall' but had to buy drinks from their bar/cafe, which is under the same roof. In our room, and the dining area, is a sign saying there can be no refund of any money for days paid but not used, but we did not know this when we paid on arrival or we would not have stayed. We explored other options, and found charming and quiet B&B accom nearby for the same price, so we felt quite ripped off. Overall, the worst value of anywhere we stayed in 6 weeks in Europe.

"Very comforting"

The staff were very, very friendly and willing to help. The rooms were good, some had air conditioning, a HUGE plus, some rooms have tv, and some rooms have shower stalls. Suggest reserving early to book a room with all of the accomodations. Some rooms for large groups, some for 2 people wanting to be alone.
